CONSTRUCTION INSPECTION CHECKLIST
DRAFT — PENDING LICENSING REVIEW
Three-stage construction inspection & reporting — Price on request. Includes foundation, framing and final, with a written report for each stage.
Single construction-stage inspection & report — Price on request. Available on its own or to add a stage to the three-stage service.
Draft status and service terms
This is a proposed inspection checklist for our service standards/bylaws, pending licensing, credential, insurance and jurisdiction review. It is not a finalized standard or an active inspection offer. The qualified inspector and Site Line must approve the complete itemized checklist, report and customer agreement before enrollment opens.
1. Foundation
One coordinated foundation-stage inspection. Confirm the exact visit window in writing before work is concealed. Proposed review: visible foundation elements, accessible footing/form/reinforcement details where exposed, anchors and embedded items where present, visible moisture protection and drainage provisions, and concerns requiring comparison with supplied plans. A single visit cannot cover every pour or every before-and-after condition; record what was visible and what was not.
2. Framing
Inspect before insulation and wall coverings conceal the work, with rough trades sufficiently complete for the agreed scope. Proposed review: accessible floor, wall and roof framing; connections and openings; visible cutting, drilling and penetrations; rough plumbing, electrical and HVAC routing; accessible window/door flashing; and visible fireblocking details. Identify unavailable or incomplete items in the report.
3. Final
Inspect near completion with safe access and utilities available. Proposed review: visible roof and exterior, drainage, doors and windows, stairs and guards, accessible attic and crawlspace, installed plumbing fixtures, electrical components, heating/cooling and ventilation, and visible interior conditions. Operate agreed systems only through normal controls when safe.
Report for each stage
Record the address, stage, date, inspector and credentials, checklist version, areas inspected, photos, observed concerns, recommended next steps and access limitations. Mark each item inspected, not inspected, not present or outside scope, with reasons where needed. Deliver the written report to the homeowner and retain it in the project record. Document reported corrections without representing them as independently verified unless the inspector has verified them.
Scope and scheduling
Three stages means three agreed stage inspections and three reports. A single-stage inspection can be added Price on request. There is no separate ongoing/comprehensive tier or reinspection-priced option. The client and contractor coordinate access before concealment. This private service does not replace municipal approvals, engineering or specialty-trade certification. Concealed conditions, destructive investigation and specialist testing are outside this draft scope.
Licensing review before approval
Confirm the governing standards, permitted tasks, stage timing, applicable credentials, insurance, inspection-item details, exclusions and report language. Publish the approved checklist version and obtain customer agreement before service begins. This draft draws on InterNACHI’s Pre-Drywall Inspection Standards of Practice as a review reference; Site Line has not represented it as adopted or as proof of certification.
